The effort of the revised Plan is that there will be a very good canopy of materials <br /> to screen the building and the occasional truck traffic on our Lot 3. <br /> 5. The Site Plan provides eighty (80) on-site parking spaces on a ratio of 2.6 spaces <br /> per 1,000 square feet pf gross floor area. This mount of parking should be more <br /> than adequate for the proposed uses and for subsequent uses should they occur. <br /> The reasons are as follows: <br /> A. The building occupants (Midwest I.V. &Home Care and Laser& <br /> Cutting Technology, Inc.) are businesses that by their nature.have <br /> very low"walk-in" traffic. The primary occupant, Midwest I.V., is <br /> eutical delivery bu ' _ "_. " . <br /> located in their homes. The Midwest I.V. owners are the building <br /> owners and are intent on making this the home of Midwest I.V. <br /> This is further evidenced by the owners acquiring a purchase <br /> agreement for the adjacent Lot 2 for anticipated future <br /> development. <br /> B. Discussions with representatives of local brokerage companies <br /> indicate the proposed parking is within the range of spaces deemed <br /> adequate for projects of this nature. This is important to note if the <br /> thought is to address the"what if'Midwest I.V. and Laser were to <br /> vacate the property five to ten years down the road. I am attaching <br /> correspondence form two (2) brokers with substantial experience in <br /> the office/manufacturing/warehouse field. <br /> C. The City of Mounds View always has the right to restrict property <br /> usage (through refusal of certificates of occupancy) to only <br /> businesses that can function with parking provided. <br /> If there is additional information you need between now and August 2, please call me at 786- <br /> 1300.
