Mounds View, MN 55112-1499
ENGINEERING Attention: Mr. Paul Harrington
CORPORATION
RE: Bridges Technology Park
8400 Coral Sea Street
Mounds View, Minnesota
CEC Project No. C95082
Dear Mr. Harrington,
This letter is written in response to your facsimile to Mr. Jim WinkeIs,
Director of Business Development, Be/air Builders, Inc., dated September
Consulting Engineers 15, 1995, Item #1.
Land Surveyors
On August 7, 1995, the City of Mounds View approved the Conceptual
Grading and Drainage P/an of Bridges Technology Center, Lot 3, proposal.
This plan indicated that all storm water drainage on the site would drain to
Outlot A through a storm sewer system and sediment pond.
The City Council was also presented with the conceptual drawings of the
master plan indicating Lots 1, 2, 3 and Outlot A. At that time Lot 2 was
considered a site that would be constructed at least 2 years or more into
the future.
In late August, it came to light that Lot 2 (Phase 2) of the Bridges
Technology Park, would probably be constructed in the Spring of 1996 as
an expansion of Lot 3. This required us to look at various options for the
Equal east parking lot area. One option was to pipe the storm water under the
Opportunity proposed building and the other option would be to discharge the storm
Employer water into the City of Blaine storm sewer system.
Option #1: Storm water to flow under building into sediment pond
In order to provide positive storm water drainage away from the building,
catch basins would be required to be at the east end of the parking lot.
From these catch basins, the water would flow from the east under the
building to the west for approximately 350 feet to the pond. The building
foundation walls would need to be extended down to allow the storm sewer
to pass through the walls. Also maintenance of the storm sewer would be
difficult and the potential for failure of the pipe or the floor is increased.
2815 Wayzata Blvd.
Minneapolis,MN 55405 Fort Myers Aberdeen Rapid City
(612)374-4740 Florida South Dakota South Dakota
