Page 2
RE: Bridges Technology Park
8400 Coral Sea Street
Mounds View, Minnesota
CEC Project No. C95082
CL1RKWe don't recommend storm sewer under buildingfor the followingreasons:
ENGINEERING
CORPORATION 1. The foundation walls are required to be lowered to allow storm
sewer pipe to pass through the wall(Best Management Practices).
2. Maintenance of the storm sewer would be difficult.
3. The foundation walls are required to be lowered to allow storm
sewer pipe to pass through the wall (Best Management Practices).
4. Maintenance of the storm sewer would be difficult.
Option #2: Storm water to be discharged into Coral Sea Street
This option was first considered in early August. The City of Blaine was
contacted and we were given a fairly negative response by the City
Engineer, Chuck Lenthe. The negative response was not due entirely to the
City storm water system line capacity as much as to the hookup fees. The
concept was not pursued heavily because Phase 2 (Lot 2) building layout
was considered extremely preliminary.
In late August, when the Phase 2 of Bridges Technology Park came to light,
the City of Blaine was addressed again on this issue. Ron Henrickson, City
of Blain Planning director, stated he needed a set of plans showing Lots 2
and 3 and the proposed Grading and Utilities Plan. These plans were sent
to his office on 9/7/95, for City of Blaine review of acceptability of the
storm water runoff of Lots 2 and 3. On 9/12/95 I received verbal approval
from the City of Blaine that their storm sewer system will accept our
proposed runoff and no discharge rate restrictions needed to be performed.
Payment is to be made to the City of Blaine for hook up charges.
SUMMARY:
Reviewing the above options for effectiveness, cost, maintenance and
durability, the most practical solution is to discharge the storm water from
the East parking lot into Coral Sea Street.
Sincerely,
CLAR ENGINEER/ G CORPORATION
,I . 6_MA.1
Thomas J.
