Proposed Pond <br /> ENGINEERING <br /> CORPORATION Compilations were based on several factors. The water <br /> quality requirements were therefore determined by using the <br /> layout of Lot 3 and the future layout of Lot 2 (Phase 2). The <br /> future layout of Lot 2 is very likely to become a reality by <br /> next summer. <br /> Lot 3 (Phase 1) will have roughly 0.8 acres (the east parking <br /> lot) draining into Coral Sea Street, City of Blaine storm sewer <br /> system. This will also occur when Lot 2 is developed. We <br /> have obtained City of Blaine's verbal approval for discharging <br /> into their system. <br /> Curve numbers and areas can be examined by looking at the <br /> compilations. <br /> The proposed normal water elevation for the Proposed Pond <br /> is set at 902.2. A weir/skimmer structure is designed to <br /> collect any floatables prior to discharge into the wetland. <br /> 2. Future Pond <br /> The Future Pond is located per your recommendations. Pond <br /> size and discharge rate after development, was considered as <br /> a commercial and business site with an impervious area of <br /> 85% (developable land). <br /> 3. Analysis <br /> The estimated amount of on-site retention ponding <br /> requirements for Lots 1, 2 and 3 was done using a Lotus <br /> spreadsheet called PONDSIZE developed for the Vadnais Lake <br /> Watershed Management Organization by William W. Walker. <br /> His methods meet requirements of the Metropolitan Council <br /> and the City's L WMP. <br />
