It does, <br /> however, continue to receive 54% of the new taxes generated. <br /> • Future lands uses included 30% of the vacant land will be used for single family <br /> development, 32% of the area would be developed for townhouses or lower density <br /> townhouse projects, and 17% of the site would be developed as higher density apartment <br /> sites. The remaining 22% of the site would be development for neighborhood retail and <br /> office uses. <br /> • Based on this combination of i es the estirrrates number-of-new dwelling units would <br /> exceed 600 units, the new residents could exceed 1400, and the number of children within <br /> the study area may exceed 350. <br /> • Park land needs for the 135 acres of development could exceed 10.7 acres. THE CITY OF WHITE BEAR LAKE DOWNTOWN WEST REDEVELOPMENT <br /> (information taken from RFP, April 1995) <br /> The City of White Bear Lake has experienced significant growth in development. Over <br /> the next five to 10 years, as vacant land is developed, redevelopment will become a key element <br /> of the city's strategy to maintain a viable and exciting community. As a result, the City of White <br /> Bear Lake created the Downtown West Concept Master Plan. When completed, the 10.3 acre <br /> redevelopment project will be a coordinated mixed-use development consisting or retail, office, <br /> dining, entertainment and housing. <br /> White Bear's tax increment finance plan enables the city to ensure site control of the <br /> entire project. Several properties are now on the market and may be acquired without city <br /> assistance. The city will, however, consider assisting in the acquisition of these properties as <br /> well as other properties not presently on the market, but within the redevelopment project area. <br /> To enhance this project, the city may use tax increment bonds to assist with the redevelopment if <br /> necessary. <br /> 14 <br />
