There are several ways to communicate how a project will look or how a <br /> development will affect views. It has been proven that computer modeling, comparative <br /> architectural elevations, or mock-up "story poles" shown in the height of a proposed project can <br /> dispel fears about impacts more effectively than general promises or reassurances. Apple Valley <br /> and Roseville used these techniques to gain consensus on redevelopment plans. Visual aids such <br /> as slides, photos, renderings, videos or models can help residents understand that the property <br /> currently holds relatively little environmental value, but with redevelopment the value is greatly <br /> enhanced. <br /> XI. CONCLUSION: HOW SHOULD THE CITY OF MOUNDS VIEW PROCEED? <br /> • Present and gain approval by the EDA of the proposed designated areas of redevelopment <br /> drafted by the Highway 10 Subcommittee and reviewed by the EDC. <br /> • Upon approval of the concept, develop visual aids, renderings, etc. to portray the possible <br /> benefits of redevelopment of Mounds View's Highway 10 proposed plan. <br /> • Hold public forums and develop interest groups to gain consensus of the proposed plans. <br /> • Work with the groups and incorporate reasonable and achievable consensus. <br /> • Once the consensus process in achieved, market the proposed areas of development to area <br /> developers for more concrete plans. <br /> 17 <br />
