STAFF REPORT <br /> PAGE TWO <br /> MAY 8, 1995 <br /> 3) Whether such use will tend to or actually depreciate the <br /> area in which it is proposed <br /> Because of the surrounding R-2 property, the proposed rezoning is <br /> consistent with the uses currently in place. <br /> 4) The character of the surrounding area <br /> Beyond the immediately adjacent properties, the overall land use in <br /> the vicinity of the subject property is overwhelmingly residential <br /> in nature. <br /> 5) The demonstrated need for such use <br /> On numerous occasions, the subject of what to do with the vacant <br /> Tom Thumb property has come up at the City Council level. Although <br /> specific arguments may not be able to be made for a "need being <br /> demonstrated" in this particular case, the overall benefits gained <br /> by the neighborhood by eliminating a vacant and blighted property <br /> appear to justify the approval of the request. <br /> If you have any questions regarding this item, please do not <br /> hesitate to give me a call. <br /> RECOMMENDATION: Waive the reading and formally introduce Ordinance <br /> No. 561 amending Appendix A, "Specific Rezonings" , of the Mounds <br /> View Municipal Code. <br />
