ARTICLE IV <br /> CONSTRUCTION, ALTERATIONS, FIXTURES, EQUIPMENT <br /> Section 4.01. Acceptance of Premises. Tenant has inspected the Premises and <br /> Tenant accepts the Premises in its present condition and acknowledges that the Premises <br /> and their conditions are suitable for Tenant's purposes. <br /> Section 4.02. Alterations, Improvements and Changes. Tenant shall have the right <br /> to make such alterations, improvements and changes to the Premises as Tenant deems <br /> necessary, provided that prior to undertaking any structural alterations, improvements or <br /> changes Tenant shall obtain Landlord's prior written approval of the plans and specifications <br /> to be followed and the means by which Tenant shall pay for such improvements. Any <br /> approved alterations, improvements, or changes shall be constructed in full compliance with <br /> any-and-a-Il-laws, ordinances, rules,and regulations which may govern the same-and shall be <br /> constructed only in accordance with plans and specifications previously approved in writing <br /> by Landlord. Tenant shall pay all costs and expenses of any nature incurred with respect <br /> to such alterations, improvements or changes. Tenant shall not permit any mechanic's lien <br /> to be attached to the Premises by reason of any work, labor, material or services rendered <br /> on the Premises. Should any lien be affixed, Tenant shall immediately bond against or <br /> discharge the same and hold Landlord harmless against the lien. Tenant shall additionally <br /> indemnify Landlord and hold Landlord harmless against any loss or damage, including <br /> reasonable attorneys' fees and costs of defense, by reason of Tenant's construction of any <br /> type on the Premises. <br /> Section 4.03. Fixtures and Equipment. Tenant may, at its own expense, furnish and <br /> install such fixtures and equipment in and on the Premises in addition to the Leased <br /> Equipment as may be necessary or desirable for Tenant's business and shall maintain such <br /> fixtures and equipment in good working order throughout the term hereof. Such fixtures <br /> and equipment shall become the personal property of Landlord at the expiration or <br /> termination of this Lease if not removed by Tenant at its expense prior to the expiration of <br /> the Lease. <br /> ARTICLE V <br /> MAINTENANCE, REPAIR, LANDSCAPING AND DESTRUCTION <br /> Section 5.01. Maintenance and Repair by Tenant. Tenant shall, at its own cost and <br /> expense, keep, maintain and repair the Premises, including the Buildings and the Leased <br /> Equipment and improvements of every kind which may be a part thereof (whether interior <br /> or exterior, structural or nonstructural) and heating, electrical, air conditioning, ventilating, <br /> and plumbing equipment therein; and all appurtenances thereto, including sidewalks and <br /> parking areas adjacent thereto, in good condition and repair; and shall repair, restore and <br />
