a <br /> ARTICLE III <br /> RENT <br /> Section 3.01. Base Rent. For each year of the Term of this Lease, Tenant shall pay <br /> to Landlord as Base Rent the annual sum of One Dollar ($1.00), payable on the first day <br /> of each year of this Lease <br /> Section 3.02 Additional Rent. In addition to the Base Rent required to be paid <br /> hereunder, Tenant shall pay the following Additional Rent: <br /> (01) Tax Rent. Tenant shall, during the term of this Lease, pay and discharge <br /> as they become due in the manner provided herein, promptly and before <br /> delinquency, all general real estate taxes, municipal liens, and levies of every <br /> nature and kind levied, assessed, charged or -imposed—on—or -againstrthe <br /> Premises, Tenant's leasehold interest in the Premises, or personal property of <br /> any kind owned or placed in the Premises by Tenant. Tenant shall also pay <br /> when due all installments of special assessments for public improvements <br /> levied on the Premises which become due and payable during the term of this <br /> Lease, it being understood that all such special assessments shall be made <br /> payable under the longest installment payment plan permitted by the levying <br /> municipality (all of the foregoing charges are referred to as Taxes). Landlord <br /> shall provide Tenant with tax statements for the Premises. <br /> (02) Insurance. Tenant shall pay any premiums for insurance which Tenant is <br /> required to maintain pursuant to Article VII of this Lease. <br /> (03) Utilities. Effective as of the Commencement Date of this Lease, Tenant <br /> shall pay for all public utilities, including all charges for electricity, water, <br /> sewer, heat, fuel oil, gas and telephone incurred in connection with the use <br /> and operation of the Premises. <br /> (04) Net Lease. Except as specifically set forth in this Lease, this Lease shall be <br /> deemed and construed to be a "Net Lease" and Tenant shall pay absolute net <br /> throughout the Term the Rent (defined hereunder as Base Rent, Additional <br /> Rent or any other amounts due to Landlord by Tenant or any amounts <br /> advanced or paid by Landlord on Tenant's behalf or on behalf of the <br /> Premises) and any and all other costs, expenses and charges of any type <br /> whatsoever related to the Premises. Rent shall be paid when due free of any <br /> charges, assessments, impositions, expenses or deductions of any kind and <br /> without abatement, deduction or set-off except as specifically allowed herein. <br />
