<br />5.9 <br /> <br />5.0 MARKET ANALYSIS <br />5.1 INTRODUCTION <br />This following summarizes a market analysis conducted for the Crossroad Pointe redevelopment <br />area located on the southwest corner of the intersection of County Road 10 and County Road <br />H2. Data included in this memo was used to help inform stakeholder s of key market dynamics <br />impacting any future redevelopment. This is an update to a market overview conducted in 2006 <br />for portions of the current Crossroad Pointe site. <br />5.2 REGIONAL CONTEXT OF MOUNDS VIEW AND THE CROSSROAD <br />POINTE SITE <br />The City of Mounds View holds many highly-marketable qualities. Its central location, stable <br />neighborhoods, and an increasing concentration of highly-skilled employment pique the interest <br />of prospective residents, businesses and developers. Due to limited reserves of developable <br />land, however, new construction of residential or commercial properties has been extremely <br />limited over the past decade. Through the targeting of strategic undeveloped or under <br />developed sites, the City has a unique opportunity to expand its residential and commercial <br />base in order to capture some of the ongoing and renewed energy being created along the <br />Interstate 35W corridor. <br />This section of the memo explains the City’s strategic community assets and describes how these <br />assets strategically enhance Count y Road 10’s redevelopment potential while underscoring the <br />market challenges for some types of development. <br />5.2.1 Location <br />Mounds View is located <br />approximately nine miles northeast <br />of Downtown Minneapolis and 11 <br />miles northwest of Downtown St. <br />Paul. Mounds View enjoys <br />numerous locational advantages. <br />The City is situated in close <br />proximity to transportation <br />networks, major employment <br />centers, colleges and universities, <br />regional shopping centers and <br />numerous recreation spots. <br />Figure 8: Crossroad Pointe Site Context Map
