Item No: 07G
Meeting Date: February 13, 2017
Type of Business: Council Business
Administrator Review: ____

City of Mounds View Staff Report To: Honorable Mayor and City Council
From: Brian Erickson, Public Works Director
Item Title/Subject: Resolution 8711, Authorizing Request for Quotes for Roof Drain Repair at
City Hall

Introduction:
The City Council is asked to approve the attached resolution authorizing staff to request for quotes for
roof drain repairs and mold remediation at City Hall.

Discussion:
Over several years, it has become apparent that there is a roof drain leak within the wall next to the City
Engineer’s office. This leak is most likely the result of uninsulated roof drain lines that have frozen and
thawed over the years since the renovation in 2005. Additionally, the drain lines experience significant
condensation and this moisture has caused some mold growth in the interior of the wall. Finally, the
large rainstorms in 2016 resulted in leakages that saturated the carpet on both sides of the wall.

In light of this staff has engaged Albertson Engineering to review the sizing of the drains and prepare a
scope of work for repairing the drains. Institute for Environmental Assessment, Inc. (IEA) has prepared
a scope of work for the mold remediation. This work will be coordinated as there will be some
demolition required to remove the mold and expand the wall space for the roof drains. Staff will
perform the painting after the drain and walls have been repaired.

The following table provides the estimated costs for completing this work.

Staff is currently reviewing funding options for completing this project and upon receipt of quotes will
review and make a recommendation prior to requesting Council award the work.

Recommendation:
Staff recommends that Council approve this resolution and that staff seek quotes for this remediation
and repair work. Staff will return to Council for approval of the quotes and a funding plan at a later
date.

Respectfully submitted,

Brian Erickson – Public Works Director/City Engineer
Item
Mold Remediation SOW 1,400.00$
Repair SOW 1,500.00$
Total Design 2,900.00$
Mold Remediation 2,500.00$
Wall Repair 12,900.00$
Total Repair 15,400.00$
Total Project Cost 18,300.00$
Cost
Roof Drain Repairs
