T he Home for Generations <br />house on Crooked Lake <br />Boulevard has been sold. <br />http://abc new s papers.com/2011/08/19/all-f our-home-f or-generations -projects -s old/Februray 28, 2012 <br />All four Ho me fo r G enerations projects so ld <br />by Peter B odley <br />Managing Editor <br />All four vacant/foreclosed homes purchased and remodeled by the C oon Rapi ds Housi ng and <br />Redevelopment Authority (HRA) since 2009 through the Home for Generati ons program have been <br />sold. <br />The HRA Tuesday, <br />followi ng a public <br />hearing, approved a <br />purchase agreement <br />with Travis K olasa of <br />Rogers to buy the <br />1970s split-level Home <br />for Generations <br />property at 12924 <br />Crooked Lake Blvd. <br />The purchase price is <br />$175,000 with closi ng <br />scheduled for A ug. 31. <br />The house has been on the market for about a year and has taken much longer to sell than the other <br />three homes i n the program. <br />The fi rst Home for Generations project, a rambler at 116th and Juni per, was only on the market a <br />few weeks before bei ng sold. <br />And of the two projects that were remodeled si multaneously thi s year, one on the 500 block of 109th <br />Avenue was sold whi le remodeling was taki ng place and the other at 109th and D ogwood S treet <br />was sold soon after remodeli ng was completed thi s summer. <br />Accordi ng to C ommuni ty D evelopment Specialist Matt B rown, the timi ng when the Crooked Lake <br />Boulevard home went on the market i n the fall of 2010 was not conduci ve to a qui ck sale. <br />βIt was a li ttle tougher to sell a home then because of falli ng pri ces,β B rown said. <br />There was li ttle interest shown during the winter, although showi ngs perked up i n the late spring, he <br />said. <br />From feedback received duri ng open houses last summer, Brown sai d the master sui te rather than <br />two bedrooms upstairs may have been a turnoff for some people. <br />The goal of the Home for Generati ons program i s for the city to break even on the homes sale by <br />factori ng i n the cost of purchasi ng the property and remodeling contract β the HRA has hi red a <br />pri vate contractor to do the remodeli ng work after setting a budget. <br />In the case of the Crooked Lake Boulevard home, the HRA has taken about a $21,000 hi t, <br />according to Brown. <br />The home was ori ginally listed at $199,900 when i t was placed on the market last fall, but with the <br />lack of a sale, the list price had been gradually reduced to $179,900 by the ti me the property was <br />sold, B rown said.
