The purchase agreement with Kolasa shows a sale pri ce of $175,000, he sai d. <br />“It’s a reasonable offer,” B rown said. <br />The HRA finished ahead on the deal to sell the Juni per S treet home and broke even on 109th <br />Avenue, whi le taki ng a $9,000 loss on D ogwood, he said. <br />The Crooked Lake home, purchased for $110,000, was “in pretty bad shape” when purchased by <br />the HRA , Brown said. <br />The home was remodeled for $75,000 by Lennox B ui lders. <br />Remodeling included replacing the old furnace and wi ndow air condi tioner with a hi gh-efficiency <br />heati ng and central ai r condi ti oni ng system, <br />New high effi ciency windows were i nstalled and all the paint used to repai nt the enti re house was <br />recycled. <br />On the outside of the home, the si di ng was replaced, the roof re-shi ngled with some changes made <br />to the roof line to make it more attracti ve and a front porch was constructed. <br />The dri veway was resurfaced and new landscapi ng put i n. <br />Lennox completely gutted the i nsi de of the house. A master sui te was created on the upper level by <br />removing a wall, whi le the entry way was enhanced to include more space. <br />All the Sheetrock, windows and doors were replaced during the remodeli ng. <br />Origi nally, there were two decks off the back of the house. The lower deck was removed because it <br />di d not meet code, while new stai rs were i nstalled from the upper deck to the ground and the upper <br />deck was re-stai ned. <br />In additi on to the fresh coat of pai nt, new cabi nets, counter tops and appli ances were i nstalled i n the <br />kitchen. <br />Through the Home for Generati on program, the HRA purchases older vacant/foreclosed homes i n <br />the city, has them remodeled and then sells them. <br />But the purpose of the program is also to provi de remodeling ideas for people who are looking to <br />remodel and moderni ze thei r own homes at an affordable cost, which is why pre-construction, mi d- <br />construction and post-constructi on open houses take place at the properti es. <br />A fi fth home, an Orrin Thompson rambler at 11635 Xavi s S t. N.W. in the Thompson Hei ghts <br />neighborhood just west of Coon Rapi ds High S chool, was purchased by the HRA earli er this year. <br />But remodeli ng on that home won’t start unti l ei ther late thi s year or early i n 2012. <br />The HRA is also planning to take a look at the future direction of the Home for Generati ons <br />program, putting the acqui siti on of properties on hold. <br />Peter Bodley is at peter.bodley@ ecm-inc.com
