9-1-8 9-1-9 <br /> C) 1. Front Yard: Fifteen feet (15'). (Ord. 715, 11-9-70) <br /> 2. Side Yard: Setback requirements shall be the same as for Residence <br /> "A" Zone. <br /> 3. Lot Coverage: The maximum area of a plot which may be used for <br /> building area is forty-five percent (45%) for a one-family dwelling and forty <br /> percent (40%) for two (2) or more family dwelling units. Such building area <br /> includes the total ground area of each building and accessory building, but <br /> not including the area of uncovered entrance platforms, or terraces and <br /> steps. (Ord. 781, 3-10-75) <br /> 4. Accessory Buildings: The same regulations apply as in the Residence <br /> "A" Zone. <br /> D. Dwelling Standards: Each family living unit erected, converted or recon- <br /> structed in any Residence "B" Zone shall have a total usable floor area of <br /> not less than six hundred feet (600') measured from the outside of the <br /> exterior walls, including utility rooms, but excluding cellars, basements, <br /> open porches, and garages and other space that are not used frequently <br /> or during extended periods of living, for sleeping or eating purposes, <br /> except that rooms intended for such purposes which are "roughed in" and <br /> are to be completed within a reasonable time may be considered in <br /> computing such ground floor areas. <br /> Every dwelling of more than one story erected in any Residence "B" Zone <br /> shall have a total floor area, measured from the outside of the exterior <br /> Y=;t: wall, of not less than nine hundred seventy-five feet (975') including utility <br /> rooms, but excluding cellars, basements, open porches, garages and other <br /> spaces that are not frequently or during extended periods used for living, <br /> eating or sleeping purposes, except that rooms intended for such purposes <br /> which are "roughed in" and are to be completed within a reasonable time <br /> may be considered in computing such ground floor areas. (Ord. 715, <br /> 11-9-70) <br /> 9-1-9: RESIDENCE "C" ZONE: The following regulations shall apply: <br /> A. Use Regulations: Permitted uses are: <br /> 1. Any use permitted in Residence "AA", "A" and "B" Zones. <br /> 2. Row dwellings. <br /> 3. Multiple dwellings and apartments. <br /> 4. Boarding or lodging houses. • <br /> 5.-Nursing_©r--rest-homes. <br /> 6. Clubs, lodges or fraternal organizations when not operated for profit. <br />
