9-1-19 9-1-21 <br /> B. A nonconforming use of land, a wrecking yard or junk yard or any <br /> conforming building with an assessed valuation of less than two hundred <br /> fifty dollars ($250.00) shall be made to conform to this Chapter within a <br /> period of two (2) years. <br /> C. Any nonconforming use of land or buildings which has ceased by dis- <br /> continuance or abandonment for a period of one year shall thereafter <br /> conform to this Chapter. <br /> D. Any nonconforming building which has been destroyed or damaged by fire, <br /> explosion, act of God or by a public enemy to the extent of fifty percent <br /> (50%) or more of its assessed valuation shall thereafter conform to this <br /> Chapter. Where more than fifty percent (50%) of the assessed valuation of <br /> the building remains after such structure may be restored to the same <br /> nonconforming use as existod before such damage. <br /> E. The use of a building which does not conform to this Chapter when <br /> adopted may not be transferred to or extended to any other part of parcel <br /> of the land upon which it was constructed and if such building be moved <br /> and relocated within the City, such use shall be made to conform to this <br /> Chapter. <br /> F. The use of a nonconforming building may be changed only to a use con- <br /> forming to the zone in which the property is located. <br /> G. Any nonconforming signs' or billboards shall be removed within a period of <br /> two (2) years from the date and enactment of this Chapter. (Ord. 715, <br /> 11-9-70) <br /> 9-1-20: ENFORCING OFFICER: The Building Inspector' is hereby desig- <br /> nated as the officer responsible for the enforcement of the <br /> provisions of this Chapter. (Ord. 715, 11-9-70) <br /> 9-1-21: CERTIFICATE OF OCCUPANCY: No building or structure hereafter <br /> erected or structurally altered shall be occupied or used until a <br /> certificate of occupancy has been issued. Certificates of occupancy must have the <br /> information as provided on ICBG Form No. 400.1 "Certificate of Occupancy". <br /> Certificates shall be issued within ten (10) working days from the date that such <br /> building or structure has been approved by the Building Inspector as meeting <br /> standards set forth in City codes and ordinances currently in effect. One- and <br /> two-family dwellings and farm buildings need not have such certificate; provided, <br /> they are in conformance with all codes and ordinances and are approved by the <br /> • Building Inspector. <br /> No change in use or occupancy as defined by the Uniform Building Codes' and no <br /> change in type of business, retail or manufacturing use of any building or property <br /> shall be madewithout_ having--a--new certificate--0Loccupanc-y--issued—for--such <br /> change of use. <br /> 1.
