MOUNDS VIEW PLANNING COMMISSION <br />RESOLUTION NO. 825-06 <br /> <br />CITY OF MOUNDS VIEW <br />COUNTY OF RAMSEY <br />STATE OF MINNESOTA <br /> <br />RESOLUTION RECOMMENDING APPROVAL OF <br />THE “HIDDEN HOLLOW SOUTH” PRELIMINARY PLAT <br />MOUNDS VIEW PLANNING CASE NO. MA2006-001 <br /> <br /> <br />WHEREAS, Dan Saplis, Inc. (Dan Saplis) has requested approval of a preliminary plat <br />for the “Hidden Hollow South” major subdivision on land located on the western boundary of <br />the city limits and north of Woodale Drive legally-described as follows: <br /> <br />Knollwood Park, Ramsey County, Minnesota, Lots 47 and 48. <br /> <br /> <br /> WHEREAS, The above-described lands are zoned R-1, Single-Family Residential and <br />are designated as Single-Family Detached on the Comprehensive Plan; and, <br /> <br />WHEREAS, Dan Saplis has submitted a Preliminary Plat for the major subdivision <br />which creates 6 buildable lots, dedicating the proposed public street right of way as “Pleasant <br />View Drive”; and, <br /> <br />WHEREAS, the community development and public works staff, the city engineer and <br />the city attorney have all reviewed the preliminary plat and finds that it satisfies the minimum <br />subdivision requirements as articulated in Titles 1100 and 1200 of the Mounds View <br />Municipal Code and complies with county platting requirements; and, <br /> <br />WHEREAS, in accordance with Section 1204.04, Subd. 4, the subdivision is subject to <br />a park dedication fee which would be equivalent to 10% of the assessed value of the project <br />land area, which been determined to be $20,160; and, <br /> <br />WHEREAS, the proposed subdivision is within a Rice Creek Watershed District <br />designated wetland area; and, <br /> <br />WHEREAS, the grading and drainage plan has been reviewed and approved by the <br />City Engineer subject to minor revisions and subject to Rice Creek watershed District <br />approval; and, <br /> <br />WHEREAS, the Mounds View Planning Commission has reviewed the following <br />documents regarding this proposal: <br /> <br />1. Planning Application <br />2. Preliminary Plat <br />3. Zoning Map <br />4. Aerial View <br />5. Site Plan <br />6. Utility Plan <br />7. Grading Plan <br />8. Staff Report
