NOW, THEREFORE, BE IT RESOLVED that the Mounds View Planning Commission recommends approval of the Hidden Hollow preliminary Plat submitted by Dan Saplis subject to the following conditions: 1. The preliminary plat shall be revised by widening Pleasant View Drive to the minimum width required in order to allow parking on one side of the street. 2. The applicant shall arrange to have an acceptable title commitment provided to the City Attorney for review prior to the approval of the subdivision by the City Council. 3. Dan Saplis shall pay a park dedication fee in an amount to be determined by the Mounds View City Council. 4. Dan Saplis shall enter into various agreements with the City and/or the EDA including (but not limited to) the Purchase and Redevelopment Agreement, the Developers Agreement and the Petition and Waiver Agreement. 5. Dan Saplis shall take all steps to save any trees possible during the construction and shall make arrangements to have a minimum of two trees planted in each front yard upon project completion and sod all yard areas. 6. Dan Saplis shall obtain approval from Rice Creek Watershed District and the Minnesota Pollution Control Agency before construction activity commences. 7. All utilities within the development area and to the individual home sites shall be located underground. 8. Dan Saplis shall apply for Final Plat approval no later than July 5, 2006 or the Preliminary Plat approval will become null and void. BE IT FURTHER RESOLVED that the Mounds View Planning Commission directs staff to forward this resolution to the City Council prior to approval of the minutes.
