STAFF REPORT JANUARY 17, 1990 <br /> PHILLIPS 66 COMPANY PAGE 2 • <br /> is not necessarily needed. You will find the City Engineer's <br /> comments in his separate memo. The Engineer has indicated that <br /> there is the possibility of narrowing the entrance on Long Lake <br /> Road to 24 ' and allowing an additional 6' from the Bronson Drive <br /> intersection. <br /> PARKING <br /> The proposed site plan does not show any designated parking <br /> areas, however, the Zoning Ordinance requires four parking spaces <br /> for the fuel activity and three parking spaces for the retail <br /> activity and one stall per employee for a minimum total of eight <br /> parking spaces including one handicapped stall to be designated <br /> and clearly marked on the site plan. Parking places at the gas <br /> islands do not count as parking stalls. All parking areas must <br /> be a minimum of 5' from property lines. It appears from the <br /> proposed site plan that there is adequate area to put a minimum <br /> of eight parking stalls. <br /> TRASH <br /> There is an area marked "waste receptacle" on the site plan near <br /> the car wash. This waste receptacle area must be fully screened <br /> from view. <br /> LANDSCAPING • <br /> The applicant has submitted a proposed landscaping plan for this <br /> site. Please refer to City Forester Rick Wriskey's memo dated <br /> January 11, 1990, attached to this report. <br /> CAR WASH CONSIDERATIONS <br /> It is not evident from the site plan as to whether or not the car <br /> wash will have a blower system for drying the cars. It has been <br /> the standard practice of the Planning Commission and City Council <br /> to require a blowing system to dry the cars for all car washes of <br /> this type. <br /> LIGHTING <br /> To date, a lighting plan has not been submitted and as such will <br /> be required prior to approval of the project. <br /> SIGNS <br /> The proposed site plan indicates two pylon signs. Each Sign is a <br /> 7 ' x 7 'illuminated identification sign over a 6 ' x 7 'price sign. <br /> The Sign will be 8' above floor grade.
