One conditional <br /> use permit is for the fuel station and the second permit is for <br /> the car wash. The property is zoned B-3, Highway Commercial <br /> • District which allows fuel stations and car washes as a <br /> conditional use in the B-3 District. Phillips 66 will remove the <br /> existing building and tanks and replace them with what is shown <br /> on the site plan. There is also soil contamination that is <br /> required to be cleaned up prior to issuance of a building permit <br /> for the new station. <br /> SETBACKS <br /> The setbacks in a B-3 District are front 30 ' , rear 20' , side 10' . <br /> The site is unique due to three street frontages. However, the <br /> carwash is viewed as accessory to the fuel sales and is not <br /> considered a principa •ui •ing. • - , <br /> the accessory building setbacks which are 5 ' from property lines <br /> and 6 ' from another building. It would appear that should the <br /> Planning Commission determine that the carwash must also meet the <br /> 30' setback, there is enough room to move the car wash building <br /> to the east 3' and slightly southwest. <br /> ACCESS <br /> The access onto Highway 10 is an existing access and is proposed <br /> to remain. There is currently an access off of Long Lake Road <br /> that appears to have no real defined entrance point. The <br /> proposed site plan indicates a drivewa 40_' from Highway 10 and <br /> approximately 15 ' front Bronson Drive. Th&City Engineer has <br /> • commented on the width of the access onto Long Lake and that 30 ' <br /> � r ' <br />
