- 2 - • <br /> ROAD ACCESS <br /> The access to the site on the new site plan is gained from Highway 10 and Long <br /> Lake Road. The applicant has applied for a variance from the driveway <br /> requirement. The variance would allow the access on Long Lake Road to be <br /> retained. After discussions with City Staff, it is apparent that access can be gained <br /> from Bronson Drive, thus eliminating the need for a variance. Although Bronson <br /> Drive at this time is not the most desirable, there may be the time that Bronson <br /> Drive could be upgraded to accommodate the needs of Phillips 66 Company. <br /> Should the City approve an access on Long Lake Road, nothing could be done <br /> about that access point, however, work could be done to Bronson Drive to allow <br /> acceptable access into the site. As shown in the attachment, the criteria for <br /> granting a variance is outlined. It would appear that there is the possibility of <br /> providing access onto Bronson Drive, therefore, eliminating the argument for a true <br /> hardship. <br /> PARKING <br /> The site is required to provide eight parking spaces including one handicapped <br /> stall. Eight parking spaces have been shown on the site plan including one . <br /> handicapped stall. The four parallel parking spaces along Highway 10 measure 9' <br /> x 20'. The Code requires that parallel parking be 22' feet in length, therefore, the <br /> stalls must be revised to be in compliance with the parking requirements. There <br /> appears to be more than adequate room on the site to extend the length of the <br /> stalls towards Long Lake Road. <br /> LANDSCAPING <br /> The applicant has submitted a revised landscaping plan for this site. Forester Wriskey's memo is attached for your consideration. <br /> DRAINAGE <br /> The applicant has submitted a revised drainage plan which has been reviewed by <br /> City Engineer Minetor. Please refer to City Engineer's memorandum attached to <br /> this report. It would appear that the only problem unresolved is the requirement <br /> for a permit from Minnesota Department of Transportation for overflow drainage. <br /> • <br />
