City <br /> Engineer Minetor's memorandum also addresses the lighting which appears to be <br /> adequate. <br /> STACKING <br /> The revised site plan shows car wash stacking space which allows for ten cars. <br /> This appears to be more than adequate. This number would likely be reduced to <br /> an acceptable eight or nine due to the possible relocation of the access from Long <br /> Lake Road to Bronson Drive. <br /> SIGN PLAN <br /> To date, the applicant has not submitted a revised sign plan in accordance with the <br /> Sign Ordinance. <br /> PROPERTY LINES <br /> • <br /> The revised site plan indicates a correction on the property line. It appears to be <br /> adequate. <br /> SUMMARY <br /> It would appear that the revised site plan is in conformance with the Zoning <br /> Ordinance with a few exceptions. To be in total compliance with the Zoning <br /> Ordinance the following issues must be addressed: <br /> 1. The four parking spaces must be redesigned to be in conformance with the <br /> parallel parking requirements which indicates that 22' feet is the required <br /> length. <br /> 2. A sign plan must be submitted in accordance with the sign ordinance. <br /> 3. A permit from Mn/DOT must be obtained regarding the drainage overflow. <br /> 4. The access onto Long Lake Road must be eliminated and relocated to <br /> Bronson Drive. This access must be 50' from the intersection of lot lines. <br /> • <br />
