He added that he <br /> feels a traffic study would not show any great changes <br /> in the way traffic flows now, and should actually show <br /> an improved flow and benefit to the residents. <br /> Clerk-Administrator Pauley reported the County plans <br /> to upgrade County Road I in 1987, and it is anticipated <br /> it will carry more traffic then, and they are currently <br /> upgrading County Road H-2. <br /> Mr. Frank stated they are very aware of the concern over <br /> traffic on County Road H-2, and they will do everything <br /> possible to minimize it as much as possible . <br /> Mr. Rose asked the Planning Commission to give direction <br /> to the developer, so they may proceed with the preliminary <br /> plans. He reviewed his memo of August 21, 1986, to the <br /> Planning Commission; covering the seven items he feels the <br /> Planning Commission should specifically address. <br /> Chairman Mountin stated the Planning Commission would be <br /> willing to call to order at their September agenda session, <br /> if necessary to take action on this plan. She asked that an <br /> eighth item be added to the list in Mr. Rose' s memo, that <br /> • Staff provide a history of formal or informal commitments <br /> made to the residents regarding traffic. <br /> Mr. Shardlow stated he has worked with Environmental <br /> Quality Board recently and while recent changes have been <br /> made in their requirements, they are willing to comply <br /> with whatever is necessary. He added that they have done <br /> some recent studies on parking space requirements which <br /> they will share with the City, and he feels the parking <br /> requirements can be worked out to both parties ' satisfac- <br /> tion. Mr. Shardlow also stated they will take a hard <br /> look at a PUD, as they feel it can benefit both the City <br /> and Lhemselves. <br /> Mr. Rose stated there are several areas where an EIS <br /> could be required, and he is checking into the regula- <br /> tions. He added that it could become a sensitive issue, <br /> so they should cover all bases. <br /> Chairman Mountin stated she would like to see the prelim- <br /> inary site plan, and the review which has just been done <br /> should be considered conceptual. <br /> Motion/Second: Zoilner/Miller to direct Staff to proceed <br /> with Items 1-8, and as many as possible be completed <br /> before the Planning Commission begins the preliminary <br /> • site plan review. <br /> 4 ayes 0 nays Motion Carried <br />
