This particular <br /> application has buffers of 10', 15' and a portion <br /> in the center at 24' and she further explained <br /> that the most critical areas to the adjacent <br /> property owners are the narrowest, and this site <br /> would have the narrowest buffers in the <br /> community for a church. It is also on the <br /> smallest site at '/ acre. The next smallest site <br /> for a church is 1- Y2 acres. Staffs view is that <br /> the criteria related to buffering and compatibility <br /> with the surrounding residential neighborhood <br /> cannot be met. <br /> At this time Director Sheldon explained the <br /> proposed resolutions regarding this request. <br /> • Resolution No. 475-96 is for denial of the <br /> conditional use permit. Ms. Sheldon <br /> recommended to the Planning Commission that <br /> some further changes need to be made in the <br /> resolution from the one in the packet. She <br /> provided the Planning Commission with a <br /> handout showing these changes. According to <br /> the information received at 4:00 p.m. from the <br /> Fire Department, there was not enough <br /> maneuvering room on the site for emergency <br /> vehicles so this information was added to the <br /> findings in the resolution for approval (480-96). <br /> The changes included: 1) dropping any <br /> reference to the Fire Department's opinion <br /> because putting in a statement that they <br /> opposed the plan, in a resolution for approval, <br /> would be in appropriate, 2) correcting the <br /> building square footage, 3) adding a reference <br /> to the other drawings submitted by the <br /> applicant, and 4) adding a sign at the Pleasant <br /> View Drive driveway which wouild say "exit <br /> only" because this driveway is so narrow. <br />
