Regarding Variance <br /> Request from Paster <br /> Community Development Director Sheldon Enterprises, Mounds <br /> explained the request from Paster Enterprises View Square <br /> for approval of a variance in parking ratios, a Shopping Center, <br /> variance in sign height and sign area and a Planning Case Nos. <br /> conditional use permit for joint use of parking at 461-96, 462-96 and <br /> Mounds View Square Shopping Center, 2535- 463-96 <br /> 2585 Highway 10. <br /> Director Sheldon explained that she would be <br /> presenting the request from Mounds View <br /> Square in two parts. The first part included <br /> Planning Cases 461-96 and 463-96, which <br /> involved the joint use of parking and a variance <br /> in the required parking ratios for Mounds View <br /> Square Shopping Center. She explained that <br /> . the second part is Planning Case 462-96 <br /> regarding a variance in the sign code to allow a <br /> center identification sign for the shopping <br /> center which exceeds the maximum area and <br /> height allowed by City Code. <br /> The first request has to do with the amount of <br /> parking required if the shopping center <br /> expands, adding a couple of new uses on the <br /> property with the specific request being for an <br /> additional 5,000 square feet of retail space <br /> which would be added at the end of the <br /> building near Marios Video (4,000 square feet <br /> of retail and 1,000 square feet of storage area). <br /> She added that it is the applicant's desire, at <br /> some time in the future, to remove the existing <br /> Bridgeman's and Hardees Restaurants and <br /> replace them with two dinner house style <br /> restaurants. <br /> With respect to the first item (Cases 461-96 <br /> and 463-96), Director Sheldon noted that the <br /> • Planning Commission discussed at length at <br /> their last meeting what parking would be <br />
