Resolution No. <br /> 486-96 was prepared which lays out the <br /> findings that support allowing joint use of <br /> parking at 8 percent. <br /> Commissioner Brasaemle inquired if the <br /> variance in ratios would result in a requirement <br /> of 492 spaces and wanted to verify if the <br /> conditional use permit was needed to get the <br /> number down to the 454 spaces, which the <br /> applicant is proposing. He also asked if the <br /> maximum allowable cross-over between night <br /> and day use is 50 percent and if Staff was <br /> proposing only 8 percent? <br /> Commissioner Stevenson inquired if there is <br /> any alternative to the spaces the center is <br /> losing for the storage area and why the 5,000 <br /> 110 square feet is needed and for what use. <br /> Mr. Streeter explained that they initially <br /> proposed to expand the center further to the <br /> south. In discussions with Staff, it was noted <br /> that expansion in this direction would cause <br /> more than one row of parking to be lost so they <br /> reduced the expansion to save all but one row <br /> of parking. <br /> Chair Peterson brought up the signage at <br /> Marios and how it would be affected by the <br /> addition. Mr. Streeter explained that he <br /> presumed that whoever rents the new area <br /> would want to have it for their advertising and it <br /> was explained that Marios could possibly move <br /> over and the new tenant be put in between. <br /> Commissioner Obert inquired if the new parking <br /> computations included the elimination of the 23 <br /> spaces on the south side of the building. <br /> Director Sheldon explained that yes, she <br /> looked at the spaces that were in the expansion <br /> area and that is why the parking count was <br /> reduced from 477 to 454. <br />
