• Mounds View Planning Commission August 20, 1997 <br /> Special Meeting Page 9 <br /> Planner Peters stated the issue was addressed in the PUD. <br /> The City's Engineer has requested additional information: Approval of the preliminary <br /> grading plan, erosion control plan and drainage plan is necessary prior to Planning <br /> Commission action on the development stage plan. <br /> Planner Peters stated that a lighting plan indicating lighting location and type as well as <br /> site photometrics must be submitted prior to consideration by the Planning Commission. <br /> Planner Peters stated snow storage areas would have to be identified on the site plan. <br /> Planner Peters stated that prior to any action by the Planning Commission on the <br /> development stage plan that a coordinated sign program showing sign types, location(with <br /> appropriate set backs), materials and text would need to be submitted. This plan should <br /> also take into account a space reserved at the corner for subsequent planting and gateway <br /> monumentation. <br /> Ralph Durand stated there was a 301x 30'triangular easement that will be provided at the <br /> • corner. <br /> Planner Peters stated that Mn/DOT is not considering the Winiecki location in their <br /> review of the plat and the development plan. MN/DOT's recommendation is that one <br /> access point go to the small office building, and the access at Winiecki insurance remain, <br /> and the access for the convenience store and two-story office building be combined. <br /> Mr. Winiecki stated that he hoped the City would respect his rights as a private property <br /> owner, and he added that his intent was to be neighborly. Mr. Winiecki said that he <br /> bought the property with its own in and out access already established. <br /> Mr. Winiecki added that he also wants to see as much green space left in between his <br /> building and the new buildings being proposed. <br /> Planner Peters stated that he was optimistic that the access problems would be addressed <br /> to the satisfaction of all parties. <br /> Planner Peters indicated that the Fire Marshal has reviewed turning radii for fire fighting <br /> equipment and there is adequate space for turning movement. Fire hydrant locations have <br /> been reviewed and found to be adequate. <br /> • Planner Peters told the Planning Commission that the developer has shown an RV <br /> service site as part of the convenience store development.
