• Mounds View Planning Commission April 15, 1998 <br /> Special Meeting Page 13 <br /> The applicant,Bridges Leasing Company, LLC, was present. <br /> Associate Ericson gave his presentation as follows: <br /> Bridges Leasing Company,LLC, is applying for permission to expand its current facility <br /> by building a 35,188 sq. ft. office/warehouse facility. This expansion will bring the total <br /> build-out to 64,376 sq. ft. The parcel of land, currently zoned I-1,Industrial District, is <br /> undeveloped with the western edge of the property in wetland, and the remaining area <br /> covered by dense tree cover. The proposed expansion will match the design and style of <br /> the existing building. <br /> Two areas of concern were addressed at the Planning Commission meeting held April 1, <br /> 1998. One being parking requirements. The second being the closeness of the paved <br /> parking lot to the adjacent wetland. <br /> The applicant has provided a master plan showing how the required parking numbers can <br /> be met. A proof of parking for 38 stalls was indicated on the site plan. This will require <br /> either a variance or a conditional use permit. The parking issue can be resolved after <br /> approval or denial of the application is achieved. <br /> • The paved parking area has been modified, as suggested by the Commission at the April 1, <br /> 1998,meeting to show the closest point to the wetland as being ten feet. <br /> Because work is being done within 100 feet of a wetland, the applicant will be required to <br /> have a wetland buffer permit approved by the City. The revised site plan showed the 100- <br /> foot wetland buffer, the edge of the easement area, and statistics regarding the area of the <br /> buffer and the percent of which is covered in pervious and impervious surface. <br /> An ordinance vacating the drainage and utility easements between Lots 2 and 3 was drafted <br /> by the City Attorney and presented to the Commission. <br /> An easement document that will dedicate to the City a drainage and utility easement over <br /> the delineated wetland area is being prepared by the City Attorney. <br /> Staff is recommending approval of Resolution 542-98, a resolution recommending <br /> approval to the City Council of a development review for the Bridges Technology Park <br /> Phase II expansion,with stipulations. <br /> Stipulations were listed as follows: <br /> 1. Prior to the issuance of any City permits, the applicant shall accomplish the <br /> following: <br /> • a. Obtain a Rice Creek Watershed District permit(has been met). <br />
