Existing Site Conditions <br /> The Multi-Tech expansion site consists of approximately 12 . 19 <br /> acres of land, exclusive of County Road H-2 right-of-way, <br /> with approximately 870 feet of frontage on the north side of <br /> Highway 10 and approximately 650 feet of frontage on the south <br /> side of County Road H-2 . Added to the existing Multi-Tech <br /> site of approximately 5. 68 acres, the total expanded Multi- <br /> Tech site will be approximately 17 .87 acres in area. <br /> The expansion site is bordered by County Road H-2 and <br /> residential properties to the north. To the east, the site is <br /> bordered by Woodale Drive and Buildings E (Multi-Tech Systems) <br /> and F within the Mounds View Business Park. Bordering the <br /> site on the south is Trunk Highway 10, and to the west is the <br /> Saturn automobile dealership. <br /> The site also contains, in the southeast corner, Pond "C" , an <br /> aesthetic and storm water drainage pond installed during the <br /> development of Phase I of Mounds View Business Park. This <br /> pond, approximately 1. 5 acres in surface area, was sized, <br /> engineered, and located to handle all the drainage from the <br /> subject site, in addition to some of the drainage from <br /> 111 developed properties to the east. The pond is subject to an <br /> existing drainage easement. <br /> The site slopes slightly in a north to south direction and has <br /> been the subject of engineered filling to bring the site up to <br /> the approximate grades of adjacent developed properties. <br /> Current zoning of the expansion site is B-3 , Highway <br /> Commercial. The existing Multi-Tech building site is zoned <br /> P.U.D. <br /> Site Accessibility <br /> Primary access to the Multi-Tech expansion site will be via <br /> the existing driveways and curb cuts from Woodale Drive <br /> serving the existing Multi-Tech building. This access <br /> provides full site ingress and egress at the Woodale Drive <br /> intersection with Highway 10. No additional direct access <br /> from Highway 10 is currently planned for the proposed <br /> expansion. One driveway access point is proposed at County <br /> Road H-2 in the northern area of the site, for automobile <br /> traffic only. All truck traffic serving the Multi-Tech <br /> expansion site will enter and leave the site via Woodale Drive <br /> and Highway 10. <br />
