• Site Development Plan - <br /> P.U.D. Concept and Development Stage <br /> Site planning for the proposed Multi-Tech expansion is driven <br /> by the desire to maintain the high corporate image of the <br /> existing Multi-Tech facility, with the addition to be <br /> consistent with the existing building in architectural style, <br /> building materials, and landscape treatment. The proposed <br /> addition would extend westerly approximately 160 feet from the <br /> west wall of the existing building, taking advantage of the <br /> excellent visibility and exposure to Highway 10, with views <br /> overlooking the ponding area at the northwest corner of <br /> Highway 10 and Woodale Drive. <br /> The total floor area of the addition is 59,970 square feet, <br /> consisting of a small (3 , 500 square foot) single level <br /> addition in the truck dock area at the northeast corner of the <br /> building, and a two-level west addition with 28, 299 square <br /> feet on the first floor and 28, 171 square feet on the second <br /> floor. The addition represents an 81% expansion of the <br /> existing building floor area of 73,724 square feet, for an <br /> expanded total building area of 133, 694 square feet. The <br /> building elevations feature continuation of the double banded <br /> window pattern of the existing building, with the addition of <br /> 111 a second two-story sky-lit atrium entrance symetrical with and <br /> identical to the main entry of the existing building. <br /> The existing building is served by 268 parking stalls. The <br /> proposed building addition will require the removal of 101 <br /> stalls. Construction of 346 new parking stalls will result in <br /> a net gain of 245 stalls serving the addition. Total parking <br /> spaces available after the addition will be 513 stalls, for a <br /> ratio of 4 . 26/1, 000. <br /> Site landscaping is to be provided consistent with the <br /> existing Multi-Tech site and the remainder of Mounds View <br /> Business Park. T Ong inc- des a variety of <br /> evergreen and ornamental species to provide year round color. <br /> The landscaped berm constructed along County Road H-2 as part <br /> of the Phase I development will be continued along the <br /> northern portion of the Multi-Tech expansion site. Site <br /> drainage will be handled by catch basins in the paved areas <br /> and piping to the existing drainage pond in the southeast <br /> corner of the site. Delivery service to the building will <br /> continue to be provided at truck docks located at the <br /> northeast corner of the existing building. The east wall of <br /> this dock area will be moved approximately 45 feet further <br /> east to allow for a 3 , 500 square foot expansion of the <br /> receiving area. No additional truck docks are proposed to be <br /> installed with the addition. <br />
