• EXISTING SITE CONDITIONS <br /> The proposed Hill project site consists of approximately 2 . 64 <br /> acres (114, 955 square feet) of land, with approximately 230 feet <br /> of frontage on the east side of Quincy Street. The site is <br /> bordered by the Clinch-On Products building to the north, <br /> undeveloped land to the east, the Mounds View Inn motel, Taco <br /> Bell and KFC restaurants to the south, and Quincy Street and the <br /> Liberty Check building to the west. <br /> Current zoning of the site is I-1, Light Industrial. <br /> SITE ACCESS <br /> Access to the site will be via two new driveways from Quincy <br /> Street at the western edge of the property. <br /> SITE DEVELOPMENT PLAN <br /> The proposed 29 , 568 square foot building is situated facing west, <br /> fronting on Quincy Street, with associated parking and vehicle <br /> 111 circulation areas between Quincy Street and the building. The <br /> site is served by 80 parking spaces, including 3 handicap stalls . <br /> An area of 11 future parking spaces is also designated in the <br /> southern portion of the site. The site provides room for future <br /> building expansion of up to 18, 050 square feet, for a total <br /> building size of almost 48 , 000 square feet. <br /> Site landscaping is to be provided consistent with the remainder <br /> of Mounds View Business Park. The landscaping includes a variety <br /> of Evergreen and ornamental species to provide year round color. <br /> Landscaping selections include Colorado Blue Spruce, American <br /> ' Linden, River Birch, Marshall Ash, Red Splendor Crab Apple, <br /> Anthon- - - - . ' -. . . Pfitzer Junipers. <br /> Site drainage will be directed to catch basins and conveyed via <br /> piping system to the southeast corner of the site. The system <br /> will outlet to a sedimentation area constructed on the adjacent <br /> site owned by Everest. The runoff will flow through the <br /> sedimentation basin, flow overland and into the existing <br /> detention basin along Program Avenue. The outlet, sedimentation <br /> basin, overland flow, and existing ponding area will be modified <br /> upon the development of the Building N site at which time the <br /> storm sewer from the Building M site will be extended to a <br /> proposed expanded ponding area along Program Avenue. <br /> • Delivery service to the building will be provided via one truck <br /> dock and two overhead drive-in doors located in a recessed <br /> service area in the northwest corner of the building. Trash <br /> dumpsters will be maintained inside the building with pickup via <br /> an overhead drive-in door. <br />
