• <br /> I. INTRODUCTION <br /> Saturn of Saint Paul has been serving Mounds View area customers from <br /> their Mounds View Facility since the summer of 1992, and are planning to <br /> expand their vehicle display lot in order to better service their customers. <br /> This proposal requests site plan approval by the City of Mounds View for this <br /> vehicle display lot expansion project. <br /> IL GENERAL EXPANSION PLAN <br /> A. Site Conditions <br /> The proposed expansion is a 60 foot wide strip of land along the entire <br /> east side of the property. During the original plan approved by the <br /> City of Mounds View in 1992 this land was set aside for a future drive <br /> connecting Highway 10 with County Road H2 which is no longer <br /> under consideration. <br /> The total site area (less County Road H2 easement) is approximately <br /> 2.488 acres. <br /> B. Land Use/Density <br /> The entire site is zoned B-3 (highway business district) which motor <br /> vehicle sales and minor service is a permitted use with a conditional <br /> use permit under the present Mounds View zoning ordinance. <br /> A conditional use permit was issued for this use in 1992. <br /> The building coverage will remain at 6.2 percent of the total site area. <br /> C. Setbacks <br /> The required lot setbacks are: <br /> 30 feet along Highway 10 <br /> 20 feet along County Road H2 <br /> 10 feet on east side yard. <br /> The proposed vehicle display lot expansion will meet all the required <br /> setbacks. <br /> • The signage setbacks for the relocated monument sign will be met. <br /> 1of3 <br />
