• D. Project Description <br /> The proposed vehicle display lot expansion consists of: <br /> 1. Overlaying the existing pavement with a 2 inch bituminous wear <br /> course including new concrete curb and gutter. <br /> 2. Relocating existing trees and scrubs from the present east edge of lot <br /> to the east property line. <br /> 3. Installation of new site lighting poles and fixtures. <br /> All existing site conditions that are not effected by the lot expansion <br /> will remain, which includes building, site entrances, landscaping and <br /> site lighting. <br /> E. Parking <br /> On-site parking requirements for this facility were meet during the <br /> original plan submitted in 1992. This project will not effect the <br /> required parking spaces for customer or service. <br /> Total parking for customers and service will remain as approved. <br /> The total spaces for vehicle display will be increased from 109 to 154, a <br /> net gain of 45 spaces. <br /> The total area of impervious surfaces for the area included in the <br /> expansion will be reduced by approximately 17 percent from its present <br /> condition. <br /> All parking spaces are 9 feet x 20 feet with drive aisles of 25 feet at <br /> locations required for emergency vehicles, and 23 feet wide drive aisles <br /> within vehicle display lot. <br /> All parking areas will have bituminous surfacing with concrete curb <br /> and gutter. <br /> F. Grading/Drainage <br /> Presently the north three-quarters of the site drains onto County Road <br /> H2, with the remaining south one-quarter drains into the Highway 10 <br /> drainage ditch. <br /> The drainage of the proposed lot expansion will follow the present <br /> drainage directions, with curb cuts and concrete spillways sized to <br /> • accommodate the required rate of storm water flows. <br /> 2 of 3 <br />
