111 REQUEST FOR PLANNING COMMISSION ACTION <br /> Meeting Date: June 05, 1996 <br /> Staff Report by: Joyce Pruitt, Acting Community Development Director <br /> Planning Case 440-96 <br /> File No.: <br /> Request: The applicant is requesting a minor subdivision to split <br /> one parcel in order to create two parcels. <br /> Petitioner: Larry Beach <br /> Location: 7775 Spring Lake Road <br /> PIN No. 06-30-23-34-0054 <br /> Zoning Land Use: The property is currently zoned R-1, Single Family • <br /> Residential. <br /> • Applicable Regulations: Section 1201.03, Subd. 11, defines a minor subdivision as <br /> "A subdivision of a parcel or parcels of property less than - <br /> two acres in size in which no more than one additional <br /> parcel or lot is created." <br /> Section 1202.01, Subd. 1, states "Minor subdivision <br /> requests shall require at least a surveyor's certificate for <br /> approval." <br /> Section 1104.02, Subd. 2, requires a minimum lot width for <br /> R-1 interior lots of 75 feet. <br /> Section 1104.02, Subd. 3, requires a minimum lot size <br /> requirement of 11,000 square feet for an R-1 interior lot. <br /> Section 1204.02. Subd. 2, requires a"park dedication fee" <br /> (dedication to the public for public use as parks, playgrounds, <br /> public open space or storm water holding areas or ponds) of <br /> $100.00 per acre for a gross density of 0.0 -2.0 dwelling units per <br /> acre. <br /> Attachments: 1.
