The Commission requested Mr. Beach <br /> present a signed Certificate of Survey. The attached survey has <br /> been provided to the City and is attached for your review. <br /> Typically, when a new parcel is created, the City of Mounds View <br /> requests drainage and utility easements. A five foot easement has <br /> been noted on the survey from the side lot lines, and a ten foot <br /> easement from the front and rear property lines for both parcels. <br /> As you may note, a garage is existing on Parcel B within 3.2 feet of <br /> the side property line, and a shed is within two feet of the side yard <br /> property line. The easement will be recorded noting five feet from <br /> the side yard property line. If the garage or shed on the property <br /> was to be torn down or enlarged, these structures will need to be <br /> located outside the required setbacks and applicable easements. <br /> Recommendation/ • <br /> Analysis: Resolution No. 450-96 for approval has been prepared with the <br /> following two contingencies: <br />
