PLANNING CASE NO. 449-96 <br /> JULY 10, 1996 <br /> PAGE TWO OF FIVE <br /> each classroom plus one additional space for each 50 <br /> student capacity for elementary schools. <br /> Section 1106.04, Subd. 1 e requires adequate off-street <br /> loading and service entrances to be provided. <br /> Attachments: Zoning Map <br /> Site Plan <br /> Proposed Floor Plan <br /> Application <br /> Letters from applicants <br /> Background: The property is located at 5472 Adams Street. The request <br /> is for a conditional use permit to construct a 6,166 square <br /> foot addition. <br /> On May 1, 1985, Resolution No. 130-85 was approved <br /> which granted a conditional use permit for sanctuary <br /> addition to the existing Church at 5472 Adams Street. <br /> According to municipal records, it appears the Church had <br /> been in place for quite sometime prior to the sanctuary <br /> addition. The way the Resolution was drafted reflected that <br /> the conditional use permit granted in 1985 was only <br /> applicable to the sanctuary addition on the site. Therefore, <br /> the proposed addition requires another conditional use <br /> permit. Since the addition is new construction, a <br /> development review is also required. <br /> The request before the Planning Commission now is a 6,166 <br /> addition which will be utilized primarily for meeting places <br /> for children between services. Staff contacted Attorney <br /> Long regarding the parking required for the addition. It was <br /> determined that a parking standard used for elementary <br /> schools would be appropriate for the classroom space since <br /> the use of the rooms will be primarily for children. <br /> Ten meeting rooms, one office, a work room, a room for the <br /> Pastor and a choir room are proposed in the expansion. A <br /> representative from the Church, Dave Olson, has submitted <br /> the attached letter requesting that the Planning Commission 111) <br />
