PLANNING CASE NO.451-96 <br /> JULY 10, 1996 <br /> PAGE FOUR OF FIVE <br /> demand and that on-street parking has prompted <br /> complaints from neighbors. At the June 13, 1996 Agenda <br /> Meeting,Mr.Whitney reported that he has not observed <br /> parking on the street and does not feel that previous parki <br /> concerns are an issue now,with the Church using Kinder <br /> Kare and Western Bank for overflow parking as needed on <br /> Sundays. <br /> A revised site plan has been submitted which shows 91 <br /> current parking spaces. Mr.Whitney has shown on his site <br /> plan(attached)four proposed parking sapces to the west of <br /> the property,two proposed spaces along the circle to the <br /> west of the property and a possible angle parking spot <br /> towards the east of the property. The site plan shows the <br /> propsed garage to be located along the east side of thee <br /> property. Mr.Whitney proposes to create five new parking <br /> spaces along the west side of the garage. Thus,if the <br /> angled parking space is included in the total number of <br /> parking spaces,the site plan shows 98 parking spaces. <br /> The site plan shows the propsed garage to be located where <br /> the refuse dumpster currently resides. It is unclear where <br /> the dumpster will be moved to on the site plan. Staff has left <br /> a message for Mr.Whitney to bring a site plan to the July <br /> 10, 1996 Planning Commision meeting showing where the <br /> dumpster enclosure will be located. <br /> The proposal before you shows the garage to be located on <br /> existing an impervious surface,so no additional impervious <br /> coverage will be created on the site with this request. <br /> Staff has reviewed this proposal and found that is <br /> consistent with Chapter 1106,regarding setbacks and <br /> requirements for oversized garages. <br /> Recommendation/ <br /> Analysis: Based on the discussion at the June 19, 1996 Agenda <br /> Meeting,Resolution No.463-96,approving a variance to <br /> construct an garage at 7901 Red Oak Drive and Resolution <br /> No.464-96 recommending approval to the City Council for a <br /> conditional use permit to construct an oversized garage with <br />
