PLANNING CASE NO. 452-96 <br />JULY 24, 1996 <br />PAGE THREE OF SIX <br />• <br />conditions which the city council considers necessary to protect the <br />best interest of the surrounding area or the community as a whole. <br />These conditions may include, but are not limited to: <br />(1) Increasing the required lot size or yard dimension. <br />(2) Limiting the height, size, or location on buildings. <br />(3) Controlling the location and number of vehicle access <br />points. <br />(4) Increasing the street width. <br />(5) Increasing the number of required off-street parking spaces <br />(6) Increasing the number, size, location or lighting of signs. <br />(7) Requiring diking, fencing, screening, landscaping or other <br />facilities to protect adjacent and nearby property. <br />(8) Designating sites for open space. <br />Parking <br />Section 1121.13 requires for churches: at least 1 parking space for <br />each 4 seats, based on the design capacity of the main assembly <br />hall. Facilities as may be provided in conjunction with such <br />buildings or uses, shall be subject to additional requirements. <br />Sionaoe <br />For R-1 Districts, a name on residential property stating only the <br />name or address of the occupant not exceeding two square feet in <br />size is allowed by Municipal Code. <br />—Lighting <br />Section 1103.09 requires any lighting used to illuminate an off- <br />street parking area, sign or other structure to be arranged as to <br />deflect light away from any adjoining residential property. <br />Landscaping <br />Section 1103.08, Subd. 4, requires the lot area remaining after <br />providing for off-street parking, off-street loading, sidewalks, <br />driveway, building site and/or other requirements, shall be planted <br />and maintained in grass, sodding, shrubs or other acceptable <br />vegetation or treatment generally used in landscaping. <br />Drainage <br />Section 1103.07 requires drainage plans to be submitted to the <br />City Engineer for review and requires the final drainage plan to <br />have the Engineer's written approval. <br />
