The <br />request is for a variance to encroach five feet into the <br />required thirty five foot front yard setback, a conditional use <br />permit to construct a church in an R-1 Residential Zoning <br />District, and a development review for the new construction. <br />The applicant is proposing to construct a 2,002 square foot <br />church on an R-1 Single Family Residential property. The <br />Municpal Code requires a conditional use permit in order to <br />construct a church on a R-1 Single Fmaily Residentially <br />zoned property. The plans show the church to be <br />encroaching five feet into the required thirty five foot front <br />yard setback. The applicant is requesting a variance of five <br />feet to encroach into the required thirty five foot front yard <br />setback as required by the Municipal Code. The minimum <br />thirty foot side yard setbacks are met with this proposal. <br />The minimum rear yard setback is met with the building <br />being located forty feet back from the rear yard property <br />line. <br />The applicant has submitted a hardship statement that the <br />variance would allow better fire access around the building <br />by adding additional width to the drive lane and would <br />provide for more green space along the north property line. <br />A landscaping proposal has been submitted to City Forester, <br />• <br />• <br />
