Plans have <br />also been submitted to SEH for review, and comments will <br />be_available for the June 24, 19196 Agenda Meeting as <br />well. When Staff spoke with Engineer Rocky Keehn from <br />SEH he noted that there will be drainage issues to address <br />for the June 24, 1996 meeting since his plan show 3025 <br />County Road H to be designated for single family residential <br />rather than a church usage. <br />Staff consulted with Fire Chief Zikmund regarding <br />emergency vehicle access to the site. The Fire Chief has <br />reported no concerns regarding the emergency vehicle <br />accessibility. When the applicant provides floor plans to the <br />City of Mounds View for review, the Fire Chief will also <br />review the plans to ensure compliance with exists and <br />sprinkling requirements. <br />The plans show 32 parking stalls provided for on site. The <br />applicant has not provided a floor plan so that the parking <br />requirements can be verified. The applicant has noted that <br />he will bring a floor plan to the Agenda Meeting. Two of the <br />stalls are disabled accessible, which is in conformance with <br />parking requirements. <br />The driveway accesses submitted on the site plan are not in <br />conformance with the City Code. Municipal Code requires <br />no curb cut access to be located less than fifty feet from the <br />intersection of two or more street rights of way. The plans <br />before you show a curb cut 40' from the right-of-way. <br />Section 1121.09 prohibits a curb cut access from exceeding <br />twenty two feet in width. The plans show the curb cut <br />access to exceed twenty two feet. The applicant will be <br />submitting new plans for review which will include the <br />required driveway accesses and appropriate curb cut <br />accesses. <br />Planning Commission may wish to explore what the facade <br />of the outside the building will look like to decide if the <br />building will fit with the neighborhood. <br />
