following zoning districts: <br />(1) "Commercial, General" (C-2), "Commercial, Office" (C-3), <br />"Industrial Park, Light Industry" (I-1), "Industrial, <br />General" (I-2), "Industrial, High Tech" (I-3), or <br />"Medical Center" (MC) zoning districts as a use by right, <br />provided, however, such towers do not exceed 50 feet in <br />height; <br />(2) "Industrial Park, Light Industry" (I-1), "Industrial, <br />General" (I-2), "Industrial,. High Tech" (I-3), or <br />"Medical Center" (MC) zoning districts as a special <br />exception when such towers exceed 50 feet in height; and, <br />(3) residential and nonresidential planned unit developments <br />(PUDs) as a specific element of anoverall master plan, <br />provided, however, when located within a residential PUD <br />such .towers shall serve only the residents of the <br />development. The Town may establish minimum distances <br />between communication towers and adjacent dwelling units <br />when located within a residential PUD. ' <br />(b) Rooftop mounted communication towers or antennas may be <br />approved as a special exception in any "R-2", "R-3", "C-2", "C-3", <br />"I-1", "I-2", "I-3", and "MC" zoning district or within any <br />residential or nonresidential PUD subject to the following: <br />(1) the height of the tower or antenna including support <br />structures, does not extend more than fifteen feet above <br />the average height of the roof line; <br />(2) the building is a least two stories in height; <br />(3) screening, if appropriate, may be reauired to minimize <br />the visual impact of a proposed tower or antenna upon <br />adjacent properties; <br />(4) the number and —location of ion towP,-s <br />antennas, or other receiving or transmitting devices <br />located on a single structure is not excessive and does <br />not adversely affect adjacent properties; <br />(5) communication towers and antennas constructed pursuant to <br />this section shall be exempt from the minimum distances <br />from residential zoning districts established in Tables <br />1 - 4; and <br />(6) communication towers and antennas constructed pursuant to <br />this section shall be exempt from the minimum separation <br />distances between towers established in Table 5. <br />• <br />• <br />
