size requirement for the zoning district in which <br />it is located. When joint use of a lot is <br />permitted, the Town shall require the execution of <br />a unity of title if two or more lots are utilized <br />for setback purposes or to prohibit the unlawful <br />division of a lot containing a tower and another <br />principal use. The minimum distance between a <br />communication tower and other principal uses <br />located on the same lot are indicated in Tables 1 - <br />4. This separation between communication towers <br />and other onsite principal is required to assure <br />compatibility of land uses and to provide for the <br />health, safety, and welfare of individuals and <br />structures occupying the same site. <br />b. The Town Council or Town Staff, as aopropriate, <br />shall prohibit the joint use of a site when a <br />proposed or existing principal use includes the <br />storage, distribution, or sale of volatile, <br />flammable, explosive, or hazardous wastes such as <br />LP .gas, propane, gasoline, natural gas, and <br />corrosive or dangerous chemicals. <br />(3) Additional antennas, communication dishes and similar <br />receiving or transmitting. devices. Any additional <br />antennas, reception or transmission dishes, or other <br />similar receiving or transmitting devices proposed for <br />attachment to an existing communication tower shall <br />require review in the same manner as the existing tower <br />was originally approved. The intent of this reauirement <br />is to ensure the structural integrity, visual aesthetics, <br />and land use compatibility of communication towers upon <br />which additional antennas, communication dishes, etc., <br />are to be installed. The application for approval to <br />install additional antennas, dishes, or other similar <br />receiving devices shall include certification from an <br />engineer, registered in Florida, indicating that the <br />additional device or devices installed will not adversely <br />affect the structural —integrity o the comuiun±cation <br />tower. A visual impact analysis shall be included as <br />part of the application for approval to install one or <br />more additional communication devices to an existing <br />tower. <br />(4) Shared use of communication towers. The Town may require <br />that each special exception application for a <br />communication tower include the following: <br />a. a written statement from the Palm Beach County <br />Communications Division regarding the availability <br />of any existing or approved, but unbuilt, <br />communication towers in the Jupiter area that may <br />7 <br />• <br />
