AND COMMERCIAL1111 <br /> PROPERTY INVESTMENTS DEVELOPMENT AGREEMENT NO. 87-81 <br /> EXHIBIT 2A <br /> In addition to the foregoing conditions, the developer agrees to <br /> the following: <br /> 1. Pay a park dedication fee of $175, 000 to be paid as <br /> follows : <br /> $50, 000 by December 31 , 1987 and , <br /> $12, 500 per year for the years 1988 through <br /> 1997 by December 31st of each year. <br /> 2. Obtain City approval of the final plat and provide <br /> evidence of recording of said plat at Ramsey County <br /> prior to submitting building applications. <br /> 3. The Developer shall remove all billboards from the <br /> P.U. D. by December 1 , 1987, or as soon thereafter as <br /> Developer may legally do so. <br /> 4. The Developer shall secure approval from Rice Creek <br /> Watershed District prior to awarding construction <br /> contracts. 1111 <br /> 5. All utilities shall be installed underground . <br /> 6. All public utilities shall be installed by <br /> December 31 , 1988. This includes the following : <br /> a ) Water <br /> b) Sewer <br /> c ) Gas <br /> d ) Streets <br /> landscaping and sod <br /> f ) Signalize intersection at T.H. 10 <br /> g) Street lights : <br /> (1 ) The Developer shall furnish and install <br /> power to said street lights when Northern <br /> States Power Company provides power to the <br /> area <br /> h) Traffic control signs including stop signs, street <br /> intersection name signs <br /> i ) Telephone <br /> 7. The Devloper shall have recorded at Ramsey County on the <br /> deeds of the lots adjacent to the storm water holding <br /> pond that maintenance of said pond shall be the 4111 <br /> responsibility of the property owner. Evidence of <br /> recording shall be submitted to the City. If said pond <br />
