PLANNING CASE NO. 452-96
• AUGUST 07, 1996
PAGE THREE OF SIX
proposal. The minimum rear yard setback is met with the
building being located forty feet back from the rear yard
property line.
Rick Jarson, Building Inspector, has reviewed the
applicant's preliminary floor plans and has found several
items that require clarification or changing. Based on the
preliminary plans submitted the following is a tentative list of
items that need attention:
1. As discussed previously, and noted in a letter to the
applicant dated July 17, 1996, the curb cuts for the
driveway exceed the maximum twenty-two feet.
2. As discussed previously, the driveway accesses
submitted on the site plan are not in conformance
with the Municipal Code. Section 1121.09, Subd. 5a,
• prohibits any curb cut accesses from being located
less than fifty feet from the intersection of two or more
street rights-of-way. The plans show a curb cut 40'
from the right-of-way.
3. The Municipal Code requires B-6-18 curb around the
perimeter of the parkingand drive surface.
4. The parking and drive surface must be setback five
(5) feet from the property line to the back of the curb.
5. Staff computations show 54 parking spaces required,
based on the number of occupants. The site plan
shows 32 parking stalls on site.
6. The building must be equipped with an automatic fire
suppression system throughout including enclosed
spaces in the attic area. The building is classified as
an Assembly occupancy, Class B Division 2.1. A fire
sprinkling plan must be submitted to the Building
Inspector and Fire Chief for approval.
i
