The minimum rear yard setback is met with the <br /> building being located forty feet back from the rear yard <br /> property line. <br /> Rick Jarson, Building Inspector, has reviewed the <br /> applicant's preliminary floor plans and has found several <br /> items that require clarification or changing. Based on the <br /> preliminary plans submitted the following is a tentative list of <br /> items that need attention: <br /> 1. As discussed previously, and noted in a letter to the <br /> applicant dated July 17, 1996, the curb cuts for the <br /> driveway exceed the maximum twenty-two feet. <br /> 2. As discussed previously, the driveway accesses <br /> submitted on the site plan are not in conformance <br /> with the Municipal Code. Section 1121.09, Subd. 5a, <br /> • prohibits any curb cut accesses from being located <br /> less than fifty feet from the intersection of two or more <br /> street rights-of-way. The plans show a curb cut 40' <br /> from the right-of-way. <br /> 3. The Municipal Code requires B-6-18 curb around the <br /> perimeter of the parkingand drive surface. <br /> 4. The parking and drive surface must be setback five <br /> (5) feet from the property line to the back of the curb. <br /> 5. Staff computations show 54 parking spaces required, <br /> based on the number of occupants. The site plan <br /> shows 32 parking stalls on site. <br /> 6. The building must be equipped with an automatic fire <br /> suppression system throughout including enclosed <br /> spaces in the attic area. The building is classified as <br /> an Assembly occupancy, Class B Division 2.1. A fire <br /> sprinkling plan must be submitted to the Building <br /> Inspector and Fire Chief for approval. <br /> i <br />
