The auditorium must have exits on both sides. <br /> 9. A revised floor plan, showing a single-story Church <br /> rather than a two-story Church must be submitted for <br /> review. <br /> 10. A revised landscaping plan must be submitted, <br /> subject to approval of the City Forester. The initial <br /> landscaping plan, at a minimum, must be revised to <br /> change the proposed arborvitae along the North of <br /> the property to be relaced with minimum six-foot high <br /> Colorado or Black Hills Spruce. <br /> 11. A revised drainage plan must be submitted to the <br /> Municipal Engineer for review and approval. The <br /> land use change (from a single family residential <br /> structure to a Church with parking), will impact the <br /> hydrologic assumptions made for the drainage area. <br /> The City Engineer recommends that a sediment pond <br /> be constructed on site since the site will discharge to <br /> Rice Creek without any pre-treatment. The applicant <br /> will also need to determine the existing and future <br /> runoff from the site. <br /> 12. Application for a wetland alteration permit will need to <br /> be made. This application can be considered at the <br /> same time the other applications are considered. <br /> This application will need to be obtained prior to any <br /> other discussions for the variance, CUP, and <br /> development review. <br /> 13.
