The property contains 38,114 square <br /> feet (0.87 acres). <br /> Applicable.Regulations: <br /> Section 1201.03, Subd. 11, defines a minor subdivision as"A subdivision of a parcel or <br /> parcels of property less than two acres in size in which no more than one additional parcel <br /> or lot is created." <br /> Section 1202.01, Subd. 1, states "Minor subdivision requests shall require at least a <br /> surveyor's certificate for approval." <br /> Section 1104.02, Subd. 2, requires a minimum lot width for R-1 interior lots of 75 feet. <br /> Section 1104.02, Subd. 3, requires a minimum lot size requirement of 11, 000 square feet <br /> for an R-1 interior lot. <br /> Section 1204.02, Subd. 2, requires a"park dedication fee" (dedication to the public for <br /> public use as parks, playgrounds, public open space or storm water holding areas of <br /> ponds) of$100.00 per care for a gross density of 0.0-2.0 dwelling units per acre. <br /> Attachments: Planning Application <br /> Warranty Deed <br /> Zoning Map <br /> Certificate of Survey (reduction) <br /> Certificate of Survey (full size enclosed with packet) <br /> Resolution Recommending Approval <br />
