The ordinance amendment has the effect of requiring"extra" <br /> landscaping which becomes a hardship on a large site with long perimeters fronting on <br /> streets. It appears to us that there may be an inadvertent impact created by the recent <br /> Code amendment. <br /> Lighting and Signage <br /> Subd 2 h. All lighting shall be hooded and so directed that the light source is not visible from the <br /> public right of way or from an abutting residence and shall be incompliance with Section <br /> 1103.09 of this Title. • <br /> Subd 3 g. The lighting shall be accomplished in such a way as to have no direct source of light visible <br /> from adjacent land in residential use or from the public right-of-way and shall be in <br /> compliance with Section 1103.09 of this Title. <br /> • lighting arranged to deflect light away from adjoining residential zone or from <br /> public streets <br /> • hooded or controlled so as not to light adjacent property <br /> • • light cast on public street shall not exceed 1 foot-candle;on residential property <br /> shall not exceed 0.4 foot candle. <br /> Subd 8 h. All outdoor illumination on sales lots shall be provided with lenses,reflectors or shades <br /> which will concentrate the light upon the premises so as to prevent glare or direct rays and <br /> shall be in compliance with Section 1103.09 of the Municipal Code. <br /> Subd 2 d. <br /> Subd 3 j. Each light standard island and all islands in the parking lot shall be landscaped or covered. <br /> Subd 2 j. <br /> Subd 3 m. <br /> Subd 8 k. All signing and informational or visual communication devices shall be minimized and shall <br /> be in compliance with the Chapter 1008.08 of the Sign Code Regulations. <br /> The applicant intends to install additional light standards on the expanded site area which <br /> are the same style as the existing light standards, and they will be located in a similar <br /> pattern. The original plans submitted.for this development included a detail of the light <br /> fixtures which appear to be shielded in compliance with the ordinance. Staff is not aware <br /> of any complaints concerning light spillage onto adjacent properties. The light standards <br /> will be in landscaped areas and not in the parking lot. <br /> i <br />
