Planning Commission <br /> • <br /> Planning Case No.464-96: 2375 Highway 10 <br /> October 9, 1996 <br /> Page 6 <br /> The existing signage includes the following: <br /> • existing monument sign 10'x 10' on 26'high supports; area= 100 sq.ft. <br /> • existing wall sign 23" x 26.5'; area= 50.8 sq.ft. <br /> • used car sign, ground mounted 8' 6-1/2" x 5'=42.7 sq.ft. <br /> • miscellaneous small directional signs <br /> The total signage on the site is 193.5 square feet. All of the signage has approved permits. <br /> The B-3 district allows for 100 square feet per business occupant, and one general <br /> pedestal sign not exceeding 340 square feet. Only one pedestal sign is allowed per <br /> property. The current signage is within the allowances in the Code. The applicant is <br /> proposing a second monument sign at the northernmost driveway onto the site to match <br /> the existing sign(100 square feet). The total signage area would comply with the Code <br /> but the use of two pedestal signs would not comply. There may be justification for a <br /> variance given the length of the street frontage along Highway 10 and the size of the site. <br /> Parking <br /> Subd 8 g. The following parking requirements shall be met: . <br /> (1) All customer and employee parking spaces shall be permanently and clearly marked. <br /> (2) For every three(3)employees,a minimum of two(2)employee parking spaces shall be <br /> provided. <br /> (3) A minimum of two(2)off-street parking spaces for each service stall are required. <br /> The foregoing required parking spaces shall be shown and designated on the site plan. <br /> The existing site now has 168 spaces, of which 14 are for customers and 154 are for <br /> employee or cars in inventory. The proposed plan shows a total of 183 spaces, with 20 <br /> for customers,3- • • • , . in inventory. The Saturn <br /> dealership has 28 employees currently, with 12 more projected, for a total of 40. The <br /> sales office contains approximately 3808 square feet. The parking requirement noted <br /> above was added to the Zoning Code in 1996. Based on the requirement, the proposed <br /> development needs 20 spaces for service and 27 spaces for employees. Using the parking <br /> requirements in the Chapter 1121 of the Zoning Code, 22 spaces are needed for <br /> customers.' The applicant's proposal meets the City's parking requirements, except that <br /> two additional customer spaces are needed, three handicapped spaces need to be <br /> 'The parking ratios in Chapter 1121 state 1 space per 100 sq.ft. of retail space and 1 space per 500 <br /> sq.ft.of storage of warehouse space. Staff arrived at the requirement of 22 spaces for customers based on <br /> • <br /> applying the retail ratio to half of the space in the sales building(1904 sq.ft.),and applying the warehouse <br /> ratio to the other half since the product being sold requires significant area for display. <br />
