Item #8 <br /> • REQUEST FOR PLANNING COMMISSION ACTION <br /> Meeting Date: November 20, 1996 <br /> Staff Report by: Pamela Sheldon, Community Development Director <br /> Planning Case <br /> File No.: 468-96 <br /> Request: The applicant is requesting a variance in the Sign Code to allow the <br /> installation of a monument-style directional sign at one driveway <br /> entrance on Highway 10 and one on County Road H2. <br /> Petitioner: Saturn Development <br /> Location: 2375-2395 Highway 10 <br /> PIN No. 08-30-23-31-0001,2,3 <br /> Zoning/Land Use: B-3 <br /> The property at 2375 Highway 10 is being used for the existing <br /> Saturn dealership, and at 2395 Highway 10 for an existing Citgo <br /> • gasoline station. <br /> Applicable Regulations: The regulations applicable to this request are stated and discussed <br /> under the analysis section of this report. <br /> Attachments: Diagram of sign <br /> Background: <br /> The Saturn dealership intends to purchase the Citgo gasoline station, and use this property <br /> for an expansion. At your meeting on November 6, the Planning Commission considered <br /> and recommended in favor of a conditional use permit which would allow for this <br /> expansion. The Saturn proposal included the addition of two monument signs, measuring <br /> 5 feet high by 8 foot 6.5 inches wide (42.7 sq.ft.), which would be located at the <br /> westernmost driveway on Highway 10 and the easternmost driveway on County Road H2. <br /> The signs would assist in directing customer traffic. <br /> The existing signage includes the following: <br /> • existing pylon sign 10'x 10' on 26' high supports; area= 100 sq.ft. <br /> • existing wall sign 23" x 26.5'; area= 50.8 sq.ft. • <br /> • used car sign, ground mounted 8' 6-1/2" x 5' =42.7 sq.ft. <br /> • miscellaneous small directional signs <br /> • The total signage on the site is 193.5 square feet. All of the signage has approvedp ermits. <br /> The B-3 district allows for 100 square feet per business occupant, and one general <br />
