Planning Commission <br /> • <br /> Case No. 461-96: Mounds View Square <br /> November 6, 1996 <br /> Page 4 <br /> Conditional Use Permit (Planning Case No. 461-96) <br /> Section 1121.15 allows parking requirements to be adjusted, wit approval of a <br /> conditional use permit, where there are two or more uses located on the same property <br /> which have offsetting parking demands, i.e. certain uses are primarily daytime uses and <br /> other uses are primarily nighttime or Sunday uses. Uses listed as primarily daytime uses <br /> are: <br /> • banks, business offices, retail stores, personal service shops, household equipment <br /> or furniture shops, clothing or shoe repair or service shops, manufacturing, <br /> wholesale and similar uses. <br /> Uses listed as primarily nighttime or Sunday uses include: <br /> • auditoriums incidental to a public or parochial school, churches, bowling alley, <br /> dance hall, theaters, bar or restaurant. <br /> Section 1121.15 allows up to 50% of the off-street parking facilities needed for nighttime . <br /> and Sunday uses to be provided by the parking provided for daytime uses, and up to 50% <br /> of the off street parking facilities needed for daytime uses to be provided by the parking <br /> provided for nighttime and Sunday uses. Mounds View Square includes both types of <br /> uses. Staff has calculated how the use of joint parking would affect the parking spaces <br /> required, using the parking ratios which would be approved under the variance requested <br /> by the applicant. These calculations are shown in the chart below. <br /> The chart shows that an 8% reduction in parking for daytime and for nighttime uses would <br /> result in the requirement being 454 spaces as is proposed by the applicant. <br /> • <br />
