Definitions: The following words and terms were chosen to be defined because of their <br /> inclusion within the text of the ordinance:Accessory structure;Antenna, <br /> telecommunications;Base transceiver station; Co-location; Commercial wireless <br /> telecommunications services; Tower, lattice; Tower, monopole;Antenna, stealth; Tower, <br /> telecommunications. Refer to the proposed ordinance for the corresponding definitions <br /> to these words. <br /> 2. Antennae permitted as use by right: As proposed, only antennae locating on the water <br /> tower and antennae co-locating on existing towers are allowed as permitted uses. If an <br /> accessory building is required for the water tower site, the Zoning Code will need to be <br /> amended to allow such buildings since the water tower is in the PF district and this district <br /> only allows public facilities. We would suggest that accessory buildings associated with a <br /> telecommunications antenna be allowed with approval of a conditional use permit. <br /> Towers are not permitted in residential districts. Roof-mounted antennae are allowed in <br /> residential districts as a conditional use if located on a school, church, government or <br /> public utility building (see chart below). • <br /> 3. Antennae and towers are allowed with approval of a CUP as follows: <br /> Zoning D13tT1ctS Height Limitations With Co-Location <br /> R-1,R-2,R-3,R-4,R-5,R-O 20 Feet, N/A <br /> (antennae only) only as roof-mounted on school, <br /> church,government or public utility <br /> buildings;or in"upward thrusting <br /> architectural elements"such as <br /> B-1,B-2 75 Feet 95 Feet <br /> B-3,B-4,I-1,CRP*and PF* 100 Feet 120 Feet <br /> *Towers must meet higher standards of landscaping and screening in the CRP and PF Districts. <br /> 4. Co-location is recommended whenever possible, but not required. Applicants must show <br /> that any new antenna cannot be accommodated on an existing tower. Applicants <br /> providing for co-location of an additional antenna would receive a height bonus of 20 feet. <br /> 5. Applicants are not required to provide space on proposed towers in speculation of future . <br /> co-locators, if costs of doing so are overly prohibitive. <br />
